This calculator is for illustration only. It is not a quote, an offer, or a decision in principle. Interest is modelled month by month on drawn funds, with the arrangement fee capitalised on day one. Actual drawdowns depend on surveyor sign-off against build progress. Figures should be confirmed before you rely on them.
Results are illustrative only and are not an offer of finance. Actual terms depend on the property, the borrower and the lender.
Discuss a dealHow this is calculated
Loan to GDV divides the total facility by the gross development value, and loan to cost divides it by the total land and build costs. Interest is estimated over the build and sales period and added to the facility. Profit on cost is the sales value less all costs, divided by total costs.
For how lenders read a scheme, what experience they expect and what sits around the facility, read the full development finance guide.
